Residential Compounds in Riyadh, Saudi Arabia

Searching for a place to stay? When it comes to accommodation residential compounds are the best option! A compound is an entirely private set of villas/apartments that’s surrounded by high walls, barbed wires and armed guards.

Life inside the compound means total freedom, making the Saudi expat experience a lot more fun. Most westerners live on large resort-like compounds where you can wear shorts or swim suits. This is one place where the mutawwa’s (religious policemen) cannot come into and bother the residents, but outside the compound you are expected to abide by the rules.

Do not be tempted to rent somewhere you are not happy with. Compounds can be a bit expensive and yes even if you are interested in one, you may fall in the waiting list, but the whole package does come with a lot of benefits.

Benefits of living in a compound:
1. Buses are arranged for the residents to go shopping.
2. Transportation provided for dropping children to major schools.
3. Women need not wear their abaya within the compound.
4. Some compounds have an on site pre-school.
5. Facilities available for residents like swimming pool, tennis court, basket ball court, gym, bowling alleys, function hall and even a golf course.
6. Most compounds have a mini-supermarket and a recreation department for organizing fun activities.

Housing allowances are a very important part of your employment contract negotiation. So be 100% sure before signing your work contract so that you would not have to spend a huge percentage of your salary on housing and hidden extras.

  1. live on Granada Compound. The villas are a decent size for 3 bdrm. We redid the tiling for a reasonable rate of 2000 SR. which helped tons as the carpet was less than desired for me. The facilities are pretty good: Wave pool w slide, 4 satellite pools, rec hall, indoor swimming pool, raquetball courts, nautilus gym, free wt room, games room w pool, ping pong, fooz ball, jacuzzi, sauna and steam room, bowling alley, piano room, theatre and library (that's under utilized), hairdresser, grocery store, dvd store, gift shop. A Restaurant is meant to be coming. School & Shopping bus is provided as well for select schools (multinational, british, American, Manarat, and a few other Arabic Schools) The Theatre is being transformed into an exercise studio for adult and kids classes of Pilates, Yoga, Tae Kwon Do, Ballet< gymnastics, etc.

    The community is mixed between the humanitarian hospital doctors and staff and those outside of the hospital about 80/20%.. The nurses and housekeeping staff from the hospital are available for cleaning and babysitting services. In addition, many teach various sports like swimming and tennis.

    The community is mixed nationality wise as well. There are South Africans, Americans, English, Lebanese, Russian; but a higher percentage of Philipino staff; Jordanian, Yemeni, and Pakistani doctors.

    There is an increase in expatriates recently on the compound, which helps to create more diversity and community atmosphere. Thus we recently were able to have an Adult and Children's Halloween Party and plan to have a Holiday and Spring Celebration as well.

    It's a quiet compound for the most part. The kids play in the basketball, Tennis, and Soccer courts, At times Adults play as well. Many walk at night around the compound. People are friendly and don't really get into your business.

    Ladies may wear there abayas and Hijab at their choice. So some ladies prefer to wear their traditional attire and some run around in bikinis. This is unlike some other compound where it's mandatory to remove and have your guests remove. You are allowed to have your Saudi friends come to the compound. At some compounds it's nearly impossible to include people from work in your social activities as well.

    It you are really adverse to people wearing an abaya, then you may feel uncomfortable. It would be like living in Dubai or Bahrain on a compound. All people are mixed.

  2. hi im going to be moving to saudi arabia with my family. My dad is a pediatrician and will be working at the riyadh hospital. He'll earn a salary of 52, 000 SR per month and i'd like to know where were going to live. They said they would supply a housing for us in a compoung but didnt say which one yet. where do most doctors at this hospital stay at? we have a mom, dad, and 3 kids if thats helpful

    1. No its not possible, at least you have to pay 6000/month for one bedroom and a hall in the cheapest compound, Moreover, you need to pay it on two installments, 1st half before you the beginning of the rental period, and the second in the end of the 5th month

    I am shifting to Riyadh for business purpose before Ramadan and I need a single bedroom set for 6 month or a year to put up there and would appreciate if you could please share the best price available flat there.

    I need to know below things:

    1. Price for a Single room set with electricity all all facilities (Security), (fooding would be appreciable or it should be nearby somewhere at the walking distance)
